STEP III. Financing opportunities

Financing your acquisition can be done by various means:

1. Moroccans living in Morocco

The acquisition of a property requires, with the current price level, sums often substantial. These sums can be contributed in equity or borrowed on credit.

2. You live abroad


The acquisition of a property requires, with the current price level, sums often substantial. These sums can be contributed in equity or borrowed on credit.

Residents abroad have levers that can be interesting.

Indeed, Moroccans, like foreigners, can borrow in Morocco or France to finance a property in Morocco.

In France, no bank will grant you real estate credit for property located beyond the borders, serving as a guarantee.

The buyer then has 2 possibilities:

- or, he has another property, not mortgaged, to be put in guarantee for the credit, which presents the disadvantage of being expensive and to cover an asset in weak currency (dhs) by a liability (the credit ) in hard currency (€).
- Or, if the amount of the good is less than 100 000 euros, to appeal to a credit for consumption, which has the advantage of being easy to obtain, but has the disadvantage of being significantly more expensive than a mortgage, in France, ... and in Morocco.

It is therefore preferable for foreign residents to use a mortgage in Morocco. However, it must be remembered that for non-Moroccan residents abroad, a contribution of 30% of the notarized value of the property is made necessary by the Moroccan Office Des Change.
